Rule Changes
Three texts published on 9 September 2025 modify the rules of MaPrimeRénov':
- Since September 30, 2025, only persons with very modest incomes who have a dwelling classified E, F or G on the Energy Performance Diagnostic (EPD) can submit a MaPrimeRénov' file Extensive renovation. The number of files is accepted limited to 13,000 until end 2025. The files will be examined in 2026.
- From 1er January 2026, packages for biomass boilers and wall insulation work will be removed from the MaPrimeRénov’ Gesture-by-Gesture scheme
- From 1er January 2027, the DPE will become mandatory in Metropolitan France for MaPrimeRénov' Path by gesture.

You can benefit, under certain conditions, from the aid MaPrimeRénov' Major renovation or help MaPrimeRénov' Path by gesture for targeted work. This aid is paid by the National Housing Agency (Anah). We're taking stock of the regulations.

This advisor helps you free of charge develop your renovation project, mobilize public or private financial aid and refer you to competent professionals throughout your project.

Extensive renovation
You must perform a set of works energy renovation in your home among the following 6 jobs:
- Thermal insulation of walls
- Thermal insulation of low floors
- Thermal insulation of the roof
- Thermal insulation of exterior joinery
- Ventilation
- Production of heating or domestic hot water.
This work can be carried out in 1 or 2 step(s).
You must have a energy audit before and after works to justify the energy classification of your home (whether there are 1 or 2 stages of work). The energy audit must be carried out by a professional certain qualifications (in particular, businesses of architects and architects who are registered with the order and who have undergone professional training, recognized as guarantors of the environment - RGE).
However, instead of the energy audit, you have the option to attach a attestation proof of the energy class of your home before and after work. The energy classification on this certificate replaces the one initially presented in the energy audit, provided that the same work scenario is mentioned.

1st stage of work
For the 1re step, your work must make it possible to achieve an energy saving of at least 2 classes on the Energy Performance Diagnostic (EPD) of your accommodation (e.g. from F to D).
Your work must include at least 2 workstations processing the building envelope among the Next 4 :
- Insulation of walls from inside or outside
- Insulation of low floors
- Insulation of the roof, lost attic floors or roof terrace
- Replacement of windows and French doors or installation of double windows.
For each type of work selected, the surfaces concerned must represent at least 25% of your accommodation.

Eligible equipment and materials must respect certain technical criteria.
2nd possible step
If there is a 2nde step, the work shall achieve at least:
- Class C on the DPE if the dwelling is classified F or G before the 1re stage of works
- Or class B if the dwelling is classified E.
You must respect conditions related to your income and to your accommodation.
Reminder
From 30 September 2025 to 31 December 2025, MaPrimeRénov’ Extensive renovation is reserved for people with very modest incomes. Only 13,000 files may be tabled during this period.
Income
Your income and that of all the people who occupy the dwelling are taken into account.
The income withheld is the reference tax revenue (RFR) of year N-1 (i.e. 2024 for applications made in 2025).
FYI
When the dwelling is rented, it is the landlord's income that is taken into account.

Accommodation
MaPrimeRénov' Major renovation concerns housing with class E, F or G on the DPE.
The premium is available to owner-occupiers or landlords.
It also applies to people who have a real estate law allowing them to use a dwelling, whether they live there or rent it to someone else (such as a usufructuary which rents out the accommodation).
Owner occupant
To benefit from MaPrimeRénov' Renovation, the following conditions must be met:
- Your home must have been built for at least 15 years on the date of notification of the decision to grant the premium
- You must occupy this dwelling as principal residence
- This occupation must take place within a maximum period of 1 year from the date of application for payment of the balance of the premium
- You must occupy this accommodation for a minimum of 3 years.
Landlord Owner
To benefit from MaPrimeRénov' Renovation, the following conditions must be met:
- The dwelling must have been built for at least 15 years on the date of notification of the decision to grant the premium
- The accommodation must be rented as principal residence
- This leasing must take place within a maximum period of 1 year from the date of request for payment of the balance of the premium
- The accommodation must remain rented for a minimum period of 6 years.
In addition, you must commit to inform your tenant that you have carried out work financed by MaPrimeRénov' Renovation on a large scale.
If you are considering reassess the amount of rent, you must commit to:
- Deduct the amount of the premium from the amount of the improvement or compliance work justifying this reassessment
- Inform your tenant.
FYI
You can apply for a bonus if you are in purchase price of a dwelling. For this, you must have signed a synallagmatic promise of sale (a sales agreement). To receive the bonus, you will need to provide proof of ownership.
The aid is calculated as the take-over rate on the tax-free amount of the works.

FYI
The premium is calculated as a proportion of the eligible expenditure, based on the class gain. The eligible expenditure shall be the cost of the works and expenses arising from this (removal and installation of equipment, preparatory work, etc.).
The total amount of your aid including MaPrimeRénov' Renovation aid cannot exceed 100% of your total amount of work including VAT.

1Be accompanied by a Rénov' Accompaniment
You must mandatory be accompanied by a Accompanying Rénov'.
The Accompanying Rénov' accompanies you in your project of global renovation work, from the development of the project (energy audit, choice of the work scenario, ...) until the end of the work. The Accompanying Rénov' is present during all stages of the project: before the works, during their realization and when they are received.
This support is supported à 100% (so you don't have to pay for the benefit).

2Find a professional to carry out the work
Your work must be carried out by a recognized professional who guarantees the environment (RGE).
You can use an official directory to search for an RGE professional:

FYI
Choosing an EGR professional is not required for work connected to a district heating and/or cooling network.
You must request a quote from the professional you have chosen. This quote must mention certain information (nature of the work, place of realization, etc.). You must imperatively check these points before you commit.
When the RGE qualification is required, the professional performing the work must perform a pre-visit to validate the suitability of materials and equipment for your home. The date of the visit must appear on the estimate and on the invoice of the professional.
3Create an account on the MaPrimeRénov' website
You must create an account on the website MaPrimeRénov' to apply for a bonus:
MaPrimeRénov': premium application (Anah)
Your request must must be accompanied by certain supporting documents. The list of documents to be attached may be viewed (Premium Request part).
FYI
You're here only person authorized to create an account on MaPrimeRénov'. However, once the account is created, you can choose to designate a third party (for example, a work company, a local authority, a relative) to assist you in the management of your file.
This third party may intervene:
- or as an administrative management representative to ensure the administrative management of your file such as its creation and the premium application
- or as a fund-raising agent to collect the premium for you but for yourself.
He can accumulate the 2 mandates.
This delegation is strictly regulated: the representative must identify himself with the Anah and provide a sworn certificate confirming the absence of a criminal conviction. One guide dedicated to agents shall be made available for further information.
Once you have submitted your premium application online, you will receive an acknowledgement that Anah will review your application.
This acknowledgement does not mean that Anah will give you the bonus. Indeed, the decision is taken according to the economic, social, environmental and technical interest of your project, and within the limits of the annual commitment authorizations entered in the budget of the Anah. The reasons for the refusal shall be specified.
4Wait for confirmation from Anah
Work can only begin after the acknowledgement of receipt of the Anah. However, the Anah can grant you the bonus when the file was filed after the beginning of the work in the following cases:
- Emergency related to a clear danger to your health and safety
- Damage caused by a natural or technological disaster, or by wind effects due to storms, hurricanes and cyclones.
You can also claim the bonus after you have completed any of the following:
- Energy audit
- Mission of accompaniment of My Accompanying Rénov'.
5Sign the quote
Once you have received confirmation of the award, you must sign the quote of the professional you have chosen.
Reminder
You must imperatively check certain information on the quotation before signing it.
6Get the work done on time
Your work and services must be completed within 3 years from the notification of the decision to grant MaPrimeRénov' Renovation of scope (1 year if you have received an advance from the Anah to carry out the work).
However, Anah may grant you an additional period of at least maximum 2 yearsat your request, when circumstances beyond your control have prevented the commencement or completion of the work. These circumstances are as follows:
- Family, professional or health grounds
- Unavailability or failure of the company attested by the company itself, a prime contractor or a third party organization.
Anah can act on its own initiative if difficulties or errors appear in the examination of your file.
FYI
The completion of the work is the completion of the work provided for in the estimate and services necessary for the use of equipment, materials or appliances settled in accordance with their destination. The receipt of a request for payment by the Anah is a declaration of completion of the work or service.
7Forward documents to Anah
As soon as the work is finished, you need to scan some documents from your online account on the website MaPrimeRénov' to request payment of the balance of the premium. The list of documents can be viewed (part Request for payment of the balance of the premium).
8Receive Help
MaPrimeRénov' Renovation of scope is paid by the Anah in 1 time by bank transfer.
You receive an email confirming the payment of the premium to your bank account.
Once the premium has been paid, you must pay the professional who carried out your work and services.
9Preparing for a possible control of Anah
Anah may carry out or have carried out any check to verify the completion of the works and services financed and their compliance with your project.
In case of non-compliance, all or part of the amounts collected must be repaid.
Yes, you can accumulate MaPrimeRénov' Renovation of scope with the following aids:
- Eco-PTZ
- Advance renovation loan
- Other aid from Anah
- Aid for work by local authorities.
Your work also benefits from the reduced value added tax (VAT) (5.5%).
Warning
As part of MaPrimeRénov' Renovation of scope, you do not have to apply for energy savings certificates (CEE). The Anah is responsible for making the request for you. The Anah then automatically integrates the EWCs into the calculation of MaPrimeRénov'.
You must agree not to make a personal EWC request.
Yes, within 5 years, it is possible to complete its 1re bonus to achieve a 2nde stage of work. You then benefit from a new coverage rate and a new subsidizable work ceiling corresponding to the total energy class gain achieved.
To get this 2nde premium, the 1re premium must have been paid.

To benefit from MaPrimeRénov' Route by gesture, the following conditions must be met:
- Your home must have been built for more than 2 years at the date of notification of the decision to grant the premium
- You must occupy this dwelling as principal residence
- This occupation must take place within a maximum period of 1 year from the date of application for payment of the balance of the premium.
Landlord Owner
The conditions differ depending on whether the accommodation is located in metropolis or in overseas :
Metropolis
To benefit from MaPrimeRénov' Route by gesture, the following conditions must be met:
- Your home must have been built for at least 15 years on the date of notification the decision to grant the premium (this period is reduced to 2 years in the case of the installation of new heating equipment and/or the production of domestic hot water to replace an oil-fired boiler with oil tank removal)
- You must rent this accommodation as principal residence
- This occupation must take place within a maximum period of 1 year from the date of application for payment of the balance of the premium.
- The accommodation must remain rented for a minimum period of 6 years.
In addition, you must commit to inform your tenant that work financed by MaPrimeRénov' Parcours par geste has been carried out.
If you are considering reassess the amount of rent, you must commit to:
- Deduct the amount of MaPrimeRénov' Parcours per gesture from the amount of improvement or compliance work justifying this reassessment
- Inform your tenant.
Warning
From 1er January 2027However, single-family homes with a DPE with an F or G energy label will no longer have access to MaPrimeRénov' Parcours par gesture. They will nevertheless be able to benefit from MaPrimeRénov' Renovation of scope.
Overseas
To benefit from MaPrimeRénov' Route by gesture, the following conditions must be met:
- Your home must have been built for more than 2 years at the date of notification of the decision to grant the premium
- You must rent this accommodation as principal residence
- This occupation must take place within a maximum period of 1 year from the date of application for payment of the balance of the premium.
- The accommodation must remain rented for a minimum period of 6 years.
In addition, you must commit to inform your tenant that work financed by MaPrimeRénov' Parcours par geste has been carried out.
If you are considering reassess the amount of rent, you must agree to the following conditions:
- Deduct the amount of MaPrimeRénov' Parcours per gesture from the amount of improvement or compliance work justifying this reassessment
- Inform your tenant.

Your work and services must be carried out by a recognized professional guarantor of the environment (RGE).

You must request a quote from the professional you have chosen. This quote must mention certain information (nature of the work, place of realization, etc.).Vigilance points regarding quotes and invoices from professionals You must imperatively check these points before committing.
When the RGE qualification is required, the professional performing the work must perform a prior visit of the site to validate the suitability of materials and equipment for your home. The date of the visit must appear on the estimate and on the invoice of the professional.
2Create an account on the MaPrimeRénov' website
You must create an account on the website MaPrimeRénov' to apply for a bonus:
MaPrimeRénov': premium application (Anah)
Your request must must be accompanied by certain supporting documents. The list of documents to be attached may be viewed (Premium Request part).
You're here only person authorized to create an account on MaPrimeRénov'. However, once the account is created, you can choose to designate a third party (for example, a company of works, a local authority, a relative) to assist you in the management of your file.
This third party may intervene:
- either as an administrative management representative to ensure the administrative management of your file such as its creation and the premium application,
- or as a fund-raising agent to collect the premium for you but for yourself.
He can accumulate the 2 mandates.
This delegation is strictly regulated: the representative must identify himself with the Anah and provide a sworn certificate confirming the absence of a criminal conviction. A guide dedicated to agents is available to obtain additional information.
Once you have submitted your premium application online, you will receive an acknowledgement that Anah will review your application.
This acknowledgement does not mean that Anah will give you the bonus. Indeed, the decision is taken according to the economic, social, environmental and technical interest of your project, and within the limits of the annual commitment authorizations entered in the budget of the Anah. The reasons for the refusal shall be specified.
3Wait for confirmation from Anah
Work and services can only start after the acknowledgement of receipt of the Anah. However, the Anah can grant you the bonus when the file was filed after the beginning of the work in the following cases:
- Emergency related to a clear danger to your health and safety
- Damage caused by a natural or technological disaster, or by wind effects due to storms, hurricanes and cyclones.
You can also claim the bonus after completing an energy audit (if you decide to have one done).
4Sign the quote and have the work done
Once you have received confirmation of the award, you must sign the estimate of the professional you have chosen and have the work and services carried out.
5Get the work done on time
Your work and services must be completed within 2 years from the notification of the decision granting the premium (or 1 year if you have received an advance from the Anah for work and services).
However, the Anah may grant you a additional time not more than 6 months, at your request, when circumstances beyond your control have prevented the commencement or completion of the work. These circumstances are as follows:
- Family, professional or health grounds
- Unavailability or failure of the company attested by the company itself, a prime contractor or a third party organization.
Anah can act on its own initiative if difficulties or errors appear in the examination of your file.

The bonus is paid by the Anah in 1 installment by bank transfer.
You receive an email confirming the payment of the premium to your bank account.

8Preparing for a possible control of Anah
