How to buy affordable housing near you?

A solidarity real lease (BRS) allows modest households to become homeowners at a relatively affordable cost compared to the prices of the traditional real estate market, especially in tight areas. Under this scheme, in a way you buy only the housing and rent the land to an organization at a low cost. BoRiS, the reference platform on the real solidarity lease, allows you to see the housing offers available in BRS in the region of your choice.

The solidarity real lease scheme (BRS) is intended for people who have difficulty accessing property in the traditional real estate market, because their income and/or capital do not allow them to advance or borrow the sufficient amount. It is a system of social access to property.

When you buy a house in BRS, you share the ownership with a charitable land organization (FSO) approved by the State. The latter, who bought the land and had the property built or rehabilitated, thus bears part of the cost of the housing at the time of purchase. In return, you agree to pay a fee each month. The amount of this fee varies from one dwelling to another, depending in particular on the average real estate prices in the geographical area in question; the FSOs endeavor to contain the level of this amount. With this fee, successive owner households contribute to paying the part of the cost of housing initially covered by the FSO.

As the owner of a unit under a solidarity real lease, you are committed to making this unit your main residence.

You can finance the acquisition of a home in BRS with a zero-interest loan, if you are eligible for it.

Please note

The solidarity-based real lease scheme is intended for households whose resources do not exceed a certain ceiling. The latter depends on the composition of your household and the agglomeration in which the property you wish to acquire is located. You can find the different resource ceilings for 2025 on the official BoRiS platform website, and use the simulator to check your eligibility.

Reminder

A real lease is concluded in solidarity for a period of 18 to 99 years.

Since 1er January 2025, to acquire a property through a BRS, you do not need to own:

  • housing adapted to your needs and financial capacities, which you can use as your main residence;
  • a home that you offer for rent, likely to provide you with sufficient income to acquire a property from the private park.

These obligations concerning your real estate assets must be respected from the moment you can live effectively in your new home.

How to find a home for a real lease purchase solidarity?

Once you have established your purchase project (your budget, the neighborhood in which you want to live, the number of rooms you need, the desire to have close to public transport and shops…), you can use the BoRiS platform to find accommodation offered under a real solidarity lease that corresponds to your wishes.

On this platform, you can consult the list of sites on which to find offers of housing for a purchase in real lease solidarity. Sites are listed by region and then by FSO in alphabetical order.

You can then contact the real estate professionals associated with the dwellings that interest you in order to prepare your file (tax notice, copy of an identity document, proof of residence, etc.).

You can also, in the BoRiS simulator, indicate your contact details to be recalled by the solidarity land organizations of your territory (or the structures with which they work) who will inform you of the assets available for purchase under a solidarity real lease.

Please note

After the signing of a real solidarity lease, you have the possibility of resell your home at any time.

You must first notify the solidarity land organization with which you have concluded the real solidarity lease agreement. He can then tell you the maximum authorized selling price for your home. This amount is set according to the price at which you bought the property and a benchmark established by INSEE.

The future purchaser, who must be eligible for the scheme, also benefits from a real joint and several lease for a minimum period of 18 years.
