Your syndicate of co-owners wants to carry out major energy renovation work in the condominium? The National Housing Agency (Anah) may grant financial assistance referred to as MaPrimeRénov' Condominium. We take stock of what we need to know.

MaPrimeRénov' Co-ownership can be granted to syndicates of co-owners for carrying out energy renovation work on the common areas and common facilities of the building and/or on the units where the work has a collective interest.

The co-owners finance the work according to their co-ownership share, and receive the same proportion of aid.

Conditions related to the condominium and the work to be undertaken must be respected.

Conditions related to condominium

The condominium must meet 3 conditions:

  • To be registered and updated in the national register of condominiums
  • Be composed of at least 65% from main residences (for condominiums of 20 lots or less) or at least 75% for condominiums of more than 20 lots
  • Have been built for at least 15 years on the date of notification of the decision to grant MaPrimeRénov' Co-ownership. This period starts on the date of completion of the building. This period may not be required for accessibility works.

Conditions related to the work

The works concerned are fixed on a list (insulation, waterproofing, ventilation, water network, electricity, heating...).However, works that are not in this list can be accepted by the Anah on a case-by-case basis when they are necessary to meet the specific needs of the condominium.

Work may include:

  • On the entire condominium, or on certain buildings only
  • On the common areas and common facilities of the building and/or on the units where the work has a collective interest.

The work must improve the energy performance of the building or buildings of at least 35% (except for condominiums located overseas that are subject to special regulations).

An energy assessment (or energy audit) must be carried out before and after work to justify the energy gain.

The work must be carried out by a recognized professional guarantor of the environment (RGE).

Compulsory accompaniment

The syndicate of co-owners must be accompanied by an operator providing project management assistance (AMO).

The AMO accompanies and provides advice in the development of the work project, the assembly of the application file for assistance, the monitoring of the work...

When the amount of work exceeds €100,000However, a full project management mission carried out by a professional contractor is also required.

The counselor puts the trustee in contact with an AMO.

The intervention of the AMO is supported up to 50% the amount of the benefit up to a maximum of:

  • €600 excluding taxes (HT) per dwelling for condominiums of more than 20 dwellings with a floor amount €3,000
  • Or €1,000 HT per dwelling for condominiums of 20 dwellings or less with a floor amount €3,000.

The application for financial assistance relating to the provision of AMO may be submitted before the MaPrimeRénov' Co-Ownership request for assistance.

Depending on the scope of the work, MaPrimeRénov' Co-ownership finances:

  • 30% work which allows an energy saving of at least 35% up to a ceiling per dwelling of €25,000 (except for condominiums located overseas that are subject to special regulations)
  • 45% work which allows an energy saving of at least 50% up to a ceiling per dwelling of €25,000 (except for condominiums located overseas that are subject to special regulations).

One bonus from 20% may be granted if the condominium is said fragile. This is the case if:

  • It has a rate of unpaid charges of at least 8% of the voted budget of year N-2 (i.e. 2024 for requests made in 2026)
  • Or if it is located in a neighborhood identified under the New National Urban Renewal Program (UNPRP).

In addition, a bonus of 10% can be granted in case of exit from the status of energy colander if the condominium passes from a class F or G on the energy performance diagnostics before work to a class A to D after work.

When it comes to accessibility works, MaPrimeRénov' Co-ownership finances 50% work within the limit of a ceiling per dwelling of €20,000.

FYI  

An experiment is underway for small condominiums (maximum 20 housing lots, including 65% of principal residences) which fail to reach the 35% of energy gain required. An energy saving of 15% is required. To find out if a condominium can access this experiment, you must ask a France Rénov' advisor.

Who shall I contact

Some individual premiums for co-owners may also be awarded in the case of energy renovation works:

  • €1,500 for co-owners with modest resources
  • €3,000 for co-owners with very modest resources.

The trustee condominium makes the request for help MaPrimeRénov' Condominium on behalf of the syndicate of co-owners.

Before filing the application, the trustee must verify that the condominium is registered in the national condominium register.

In addition, the decision to use the MaPrimeRénov' Co-ownership aid must be voted in the general meeting of co-owners at the absolute majority before the MaPrimeRénov' application for aid is submitted.

Warning  

The realization of the works within the framework of the MaPrimeRénov' Co-ownership aid also requires a vote in the absolute majority co-owners.

The absolute majority (said majority of article 25 of law no. 65-557 of 10 july 1965) corresponds to the majority of the votes of all the co-owners of the building (present, represented and absent).

If the decision has received at least ⅓ votes, it may be the subject of a 2nd vote by simple majority of article 24 (majority of the votes of the co-owners present, represented or having voted by correspondence).

He must submit a single application for assistance MaPrimeRénov' Co-ownership for all co-owners.

It must indicate its SIRET number (in the case of a professional trustee).

The file must include certain documents (in particular the detailed description of the work, specifications, energy audit). The complete list of documents to be provided is mentioned at the time of filling out the online assistance request form MaPrimeRénov' Copropriété.

When the application is submitted, the trustee means the AMO which will accompany the condominium.

The trustee receives an email validating the file and can start the work.

MaPrimeRénov' Condominium does not accumulate with individual aid from Anah for identical work (e.g. MaPrimeRénov , MaPrimeAdapt').

A co-owner can accumulate MaPrimeRénov' Co-ownership grants and MaPrimeRénov' if he wishes to do energy renovation work in his apartment, in addition to the work done on the condominium.

The trustee must send the Anah the invoices of the professional who carried out the work. To do this, he must log back into his personal account and scan the invoices.

The trustee receives the payment of the premium on behalf of the syndicate of co-owners. It allocates the premium among the co-owners according to their co-ownership share.
