To build a covered or raised terrace, according to its surface and the location of your land (urban area of the MORE, protected area), you must file an advance declaration (DP) or a building permit (PC). You are exempt from formality to make a terrace of level, except in protected areas where an RFP is required. We present the regulations to you.
In any case, you must respect the rules of the PLU of your commune. To know these rules, you must contact the city planning department of your town hall.
If the PLU does not provide for special rules, you must build your terrace either on the edge of your property, or at least 3 meters from it.
You must also respect a distance between your terrace and the boundary of the neighboring land of 1.9 meters if it leads to a view at home without bending, and of 0.6 meters when bending. However, you can decide not to follow these rules with the written consent of your neighbor.
One RFP or a PC is necessary depending on whether your terrace is adjacent to the existing or independent building.
