Can we repay our mortgage early?

Yes, you can repay some or all of your mortgage in advance, i.e. before the end of the loan contract. But your loan agreement may impose conditions on you to do so. We explain.
Your loan agreement may require you to pay more than 10% the initial amount of the loan.
But this minimum amount does not apply if you repay the balance of your loan early, that is, the total amount remaining to be paid.
Your loan agreement may impose penalties. These are the early repayment allowances (IRA).
But these allowances are not due when the early repayment follows the sale of your home, due to at least one of the following events:
- Change of your workplace or that of your spouse
- Forced termination of your professional activity (dismissal in particular) or that of your spouse
- Death (yours or your spouse's).
Where such compensation is due, the amount of such compensation shall not exceed:
- The amount of 6 months interest on the principal repaid early at the average loan rate
- And 3% of the capital remaining due before the early repayment.

In the case of a variable-rate loan, these allowances may be increased by compensatory interest. The compensatory interest is an amount enabling the lending institution (e.g. the bank) to receive, over the period of time, the average rate initially planned.
You must apply to the lending agency (for example, the bank). It is recommended that you submit your request in writing. In particular, you must indicate whether you want to repay part or all of your mortgage (principal remaining due) in advance.

From July 2016
After receiving your written request for early repayment, the lending organization must inform you, free of charge and without delay, of the consequences of the early repayment (amount to be repaid, fees to be paid...).)
It must provide you with this information on paper or on another durable medium (for example, your customer area on the internet).
Until June 2016
After receiving your written request for early repayment, the lending organization sends you as soon as possible the numerical information allowing you to know the amount of the sums to be repaid.
He can charge you for this statement.
