How to benefit from the free rental deposit of Action logement in 2026?

Are you having trouble finding a place to rent because you don't have a solid deposit? The Action Logement VISALE guarantee makes it possible to remedy this situation; it ensures that landlords are covered for any damage and pay the rent in the event of unpaid bills. The terms of the arrangement changed on 6 January.

The VISALE warranty helps secure your file when you are looking to access the rental park. With this service, the Action Logement organization guarantees free of charge for you, thus strengthening your tenant candidate file.

Since January 6, if you are a private sector employee over 31 years old, you can benefit from the scheme when your net monthly salary is less than or equal to €1,710 (previously €1,500).

Reminder

You can also benefit from the VISALE guarantee if you are, at your choice:

  • under the age of 30, regardless of your professional situation (conditions relating in particular to the amount of the rent must also be respected; they are detailed within our practical sheet “Visale guarantee: deposit for the tenant”);
  • tenant as part of a mobility lease ;
  • a private sector employee over 31 years of age and in a situation of professional transfer (permanent contract or fixed-term contract for less than 6 months, or if you are a transferring employee or benefiting from a promise of employment).

In addition, since January 6th you can also benefit from the VISALE guarantee if you are tenant within an intergenerational cohabitation solidarity (this cohabitation must have been set up as part of the Cohabilis network).

What is the maximum amount of rent covered by the VISALE guarantee?

In the event of unpaid rent by the tenant, the VISALE guarantee ensures that the landlord pays the rent and rental charges. The rent ceilings guaranteed by the scheme were increased on 6 January. The VISALE guarantee now covers an amount of rent and charges of up to:

  • €1,940 per month in Île-de-France (compared to €1,500 previously);
  • €1 575 per month in municipalities with more than 100 000 inhabitants, in Corsica, in the DROM and in Saint-Martin (compared to €1 300 previously);
  • €1,365 per month in the other municipalities (compared to €1,300 previously).

For students, the rent and rental charge ceilings guaranteed by the VISALE scheme are different. Since 6 January, this ceiling has been:

  • €1,000 per month in Île-de-France (compared to €800 previously);
  • €840 in municipalities with more than 100 000 inhabitants, in Corsica, in the DROM and in Saint-Martin (compared to €600 previously);
  • €680 in other municipalities (compared to €600 previously).

Moreover, since 6 January, the VISALE guarantee only covers the first 3 years of occupancy of the dwelling. Until then, it covered the entire duration of the lease.

At the end of the 3 years, you can benefit again from the scheme if you are still eligible, by making a new application.

Please note

According to VISALE data, signed leases end before 3 years in 96% of cases. In addition, unpaid rent occurs mainly during this period. Action Logement states that this refocusing makes it possible to strengthen support at the time when it is most needed, while maintaining the solidity and durability of the device.

Changes to the VISALE guarantee for seasonal workers

Conditions for access to the VISALE system have evolved for seasonal workers. From now on, a seasonal worker can benefit from the scheme regardless of his place of residence. Until then, his principal residence had to be located outside the employment pool of his seasonal mission.

Moreover, the guaranteed rent ceilings for seasonal workers are now those of the general system (€1,940 per month in Île-de-France; €1,575 per month in municipalities with more than 100,000 inhabitants; etc.), and no longer the rent ceilings used for students.
