(PTZ or PTZ+) - Purchase of a new home

Your situation
- You're buying a new home
- Purchase with a joint and several actual lease agreement (BRS)
The PTZ can also be used for the construction or simultaneous purchase of outbuildings (garage, parking space...).)
But only one PTZ may be granted for the same real estate transaction.
Your future home must become your primary residence :
- Either at the latest 1 year after its purchase or the end of works
- Either from your retirement, which must occur at the latest 6 years after the purchase or termination of works. Until you retire, you can rent the accommodation, under certain conditions.
In order for a dwelling to be considered your principal residence, you must live there for at least 8 months a year. But a dwelling that you occupy less than 8 months per year can still be considered your main residence, in at least one of the following cases:
- Case of force majeure
- Health Reason
- Obligation related to your professional activity that involves regular travel
- Absolute need for service related to your status or employment contract, or that of at least 1 of the other people who must live in the accommodation
- Distance from your place of activity or that of at least 1 of the other people who must live in the accommodation, for a maximum of 3 years
- Rental pending your next retirement.
The amount of your income to be taken into account corresponds to the greater of these two amounts:
- Total of your reference tax income and that of the other people who will live in the dwelling. The tax income to be taken into account is that of year N-2. For a PTZ application made in 2025, this is the 2023 reference tax income, recorded on the 2024 tax assessment. If you have income from the foreigner, it is to be taken into account. You will need to provide proof of this when applying for PTZ.
- Total cost of the real estate operation to be financed TTC: titleContent divided by 9.
To obtain a PTZ, the amount of your income must be less than a certain amount.
This amount depends on the number of people housed and the municipality of your future housing.

Reminder
The PTZ must be used to finance the purchase or construction of your future principal residence, in addition to another real estate loan.
The PTZ must be used to buy or build your main residence, in addition to another mortgage.
You must not have owned your principal residence during the 2 years preceding the PTZ, nor have acquired real rights in real property of your principal residence under the of a real joint and several lease in the 2 years preceding the PTZ.
But this prohibition does not apply if you are in at least 1 of the following situations :
- You have either the usufruct, or bare-property from your primary residence
- You, or one of the occupants of the dwelling, have mobility card inclusion marked with invalidity, or a invalidity card of 2e or 3e category (absolute inability to work), or perceive theAAH: titleContent or theAEEH: titleContent
- A natural or technological disaster has made your home permanently uninhabitable. In this case, you must apply for a loan within 2 years of the publication of the order declaring the disaster.

The PTZ repayment term cannot not to exceed 25 years.
The repayment period depends on the amount of your income. The higher your income, the shorter the term of the loan.
The PTZ must be reimbursed:
- Either in 1 single period
- Either in 2 periods, when there is a repayment delay. During the 1re period, that of the deferred, you do not repay your PTZ. This period may not be less than 2 years.
Only financial institutions having signed an agreement with the State (for example, a bank) can grant a PTZ. You can consult the list of establishments concerned.
Each institution evaluates freely your ability to repay a loan (called your solvency) and your guarantees.
The establishment is not obligated to grant you the PTZ.
You have to ask for the PTZ in addition to at least 1 other loan.
This may include:
- Social home ownership loan (PAS)
- Loan agreed
- "Classic" bank real estate loan
- Home Savings Loan
- Complementary loan.
