Rental Market
What is the average level of rent in your municipality?
Publié le 22 janvier 2025 - Directorate for Legal and Administrative Information (Prime Minister)
As a tenant, rent maps let you know if yours is in the average depending on the surface area of the property. As a landlord offering to rent a house or an apartment, these maps are additional tools to determine a rent consistent with the rental market of the place where your property is located.
A function of the different rent maps is to contribute to the transparency of private rental markets, through better knowledge of market rents. The latest edition was published on December 31, 2024.
The data presented in the rent maps are calculated from advertisements published on platforms offering real estate for rent. Only unfurnished rentals are taken into account.
Four maps are available; you can consult the average rent per m², including charges:
- apartments in the private rental park, all surfaces combined;
- 1 or 2 room apartments in the private rental park;
- apartments of 3 rooms or more from the private rental park;
- houses in the private rental park, all surfaces combined.
The map colorimetry, with some areas darker and some lighter, also allows you to identify areas where rents are highest or lowest.
Within the rent maps, several characteristics of the dwellings (energy performance, orientation...) are not taken into account; these elements can also have an impact on the rent amount. It is therefore necessary to qualify the information contained therein.
In particular, you can look in addition at the data in the local rent observatories. In particular, it is possible to visualize the level of rents within a territory according to the type of dwelling, the time of construction, the number of rooms or the length of tenure.
Reminder
The Ministry of Housing launched the rent maps project in 2018 to build consistent and comparable indicators across the country. The rent maps are updated once a year and published on the Ministry's website.
Rent maps published in December 2024 cannot be compared with those published in December 2023 due to significant differences between these 2 editions (the number of property listings selected for the compilation of the data has increased significantly). The maps of December 2024 make it possible, in particular, to compare territories with one another; the data cover the whole of France, with the exception of Mayotte.
